Can a foreigner buy property in Thailand?

Yes. There are two forms of ownership for foreigners: freehold and leasehold.

Freehold — full ownership

The property is registered in your name as full ownership. Taxes and fees depend on the situation — on average about 5.5%.

Leasehold — long-term lease

A registered lease of 30+30+30 years with the right of extension. Taxes and fees depend on the situation — on average about 1%.

New development or ready home?

Off-plan units are cheaper and often sold with installment plans during construction; the key is a reliable developer. Ready homes can be rented out immediately and you see exactly what you buy.

Step by step

1) Choose a property and sign a reservation agreement with a deposit. 2) Due diligence: developer, title deed, permits. 3) Sale and purchase agreement. 4) Payments by schedule. 5) Transfer of ownership at the Land Office and handover of keys.

Can I buy remotely?

Yes. Contracts can be signed electronically or by courier, and the transfer can be done by power of attorney. We send video tours and support you at every step.
