Where to buy property in Phuket in 2026: area guide

Phuket is a small island, but its areas are very different — from the quiet family-friendly south to the premium west coast with golf courses and beach clubs. Choosing the area matters more than choosing the building: it shapes how you live, who rents your unit and how it grows in value.

Bang Tao & Laguna — premium and infrastructure

The most sought-after area to buy. Long Bang Tao Beach, the Laguna Phuket resort with Banyan Tree and Angsana hotels, a golf club, international schools, restaurants and beach clubs. Great for families, expats and investors who want steady rental demand. The downside — prices are above the island average.

Banyan Group is building here: condos in Bang Tao and villas in Bang Tao.

Layan — quiet, next to the best

Next to Bang Tao: quiet Layan Beach, nature, a Michelin-starred restaurant nearby and all of Bang Tao’s infrastructure minutes away. Ideal if you want calm without giving up convenience. Example — Bamboo Forest with striking architecture, completing in 2028.

Rawai & Nai Harn — the south for living

The calm south with a large expat community, markets, cafés and Muay Thai gyms. Nai Harn and Ya Nui are among the island’s most beautiful beaches. Rawai is chosen for long-term living, by families and retirees. Entry prices are lower than on the west coast. See condos in Rawai.

Kata & Karon — resort life and rentals

Lively resort areas with good beaches, a surf season and strong tourist flow. Units here rent well short-term in high season — a fit for buyers focused on rental income. See condos in Kata.

Nai Yang — by the airport and national park

The north: 10 minutes to the airport, a quiet beach inside a national park, fewer tourists. Convenient for frequent flyers and anyone looking for peace by the sea. See villas in Nai Yang.

Kamala — between Patong and Bang Tao

A small, cosy bay close to Patong’s nightlife but without the noise. A good balance between living and renting.

How to choose

  • Family living — Bang Tao, Layan, Rawai.
  • Rental income — Bang Tao, Kata, Karon.
  • Quiet and nature — Layan, Nai Yang, Nai Harn.
  • Lowest entry budget — Rawai and Kata.
